"COINSURANCE" — that word on your health plan AND on your commercial property policy that means TWO very different things, and both cost money if you don't understand them. Ron Hettler, CIC (Certified Insurance Counselor) walks Texas policyholders through both meanings in one clear guide:📊 HEALTH INSURANCE COINSURANCE — the cost-sharing percentageAfter you meet your annual DEDUCTIBLE, coinsurance is the % of covered charges YOU pay before the plan pays 100%. A typical 80/20 plan means:• Insurer pays 80% of the allowed amount• YOU pay 20% until you hit your out-of-pocket max• Coinsurance kicks in ONLY after the deductible is fully met• Then coinsurance and copays keep counting toward your OOP MAX💰 2026 CMS OUT-OF-POCKET MAX (STOPS COINSURANCE)• Individual: $10,600• Family: $21,200Once you hit that, the insurer covers 100% of covered in-network care for the rest of the year.🩺 COINSURANCE vs COPAY vs DEDUCTIBLE• DEDUCTIBLE = flat annual amount you pay first before ANY cost-share kicks in• COPAY = fixed $ per visit (predictable — $30 for a PCP visit, $75 for a specialist)• COINSURANCE = variable PERCENTAGE (unpredictable — 20% of a $40K surgery = $8,000)Copays are stable. Coinsurance can swing hard on a big bill. That's why your OOP MAX matters most.🏢 PROPERTY COINSURANCE — the PENALTY clause (different animal)On commercial property policies AND some homeowners forms, coinsurance is a PENALTY that applies when you under-insure. The typical requirement: insure to at least 80% of REPLACEMENT COST at time of loss. Any one of them can turn a small job into a business-ending claim.Here's the list — and what to do about each ONE:🔨 MISTAKE #1: UNDERESTIMATING COVERAGE LIMITSMost contractors are carrying $1M/$2M General Liability limits because that's what a landlord or first client required years ago. Meanwhile jobs have grown, subcontract values have doubled, and a single settlement can now easily exceed $1M. Rule of thumb:• Small residential trades: $1M/$2M MINIMUM, $2M/$4M is smarter• Commercial GC or larger jobs: $2M/$4M base + $2M-$5M umbrella• Anything with heights, cranes, roofs, or life-safety = MORE limits, not less• Match the largest contract you have, PLUS one tier🔨 MISTAKE #2: NEGLECTING SUBCONTRACTOR COI VERIFICATIONYour subcontractor's claim can end up on YOUR policy if you never verified their Certificate of Insurance. What to demand from every sub:• Current COI naming YOUR business as ADDITIONAL INSURED• GL limits equal to or greater than yours• Workers' comp coverage (mandatory even in TX where it's technically optional)• Auto liability if they drive to your jobsite• RENEWAL COI when their policy renews — track expiration dates• If sub doesn't have coverage, their loss becomes YOUR loss🔨 MISTAKE #3: MISUNDERSTANDING TOOLS & EQUIPMENT COVERAGEGENERAL LIABILITY DOES NOT COVER YOUR TOOLS. Not stolen from the trailer.You need:• INLAND MARINE / TOOLS & EQUIPMENT POLICY (separate coverage)• Schedule high-value tools individually• Blanket coverage for smaller items with per-item sub-limit• Coverage for tools in transit AND at temporary jobsite• Rented / leased equipment coverage if you rent lifts, compressors, etc.🔨 MISTAKE #4: THE COMPLETED OPERATIONS + PROFESSIONAL LIABILITY GAPTwo coverages contractors constantly overlook:• COMPLETED OPERATIONS — covers claims that surface AFTER the job is finished. Roof leak 2 years later, deck collapse 6 months later, water damage from a joint that fails. If your GL doesn't include products-completed operations OR you let coverage lapse before the discovery, you're paying out of pocket.• CONTRACTORS PROFESSIONAL LIABILITY (CPL) — needed when you're providing design-assist, value engineering, or ANY professional judgment beyond trade execution.
