Columbus Day 2024, and if you didn’t know, it’s also now known as Indigenous Peoples Day, is one of the most inconsistently observed federal holidays in the United States. Falling annually on the second Monday in October, this day has become a focal point for discussions about how we recognize history. While it’s one of the nation’s 11 federally recognized holidays, many businesses, states, and […]

If you are looking for an insurance agency you can trust, look no further than Hettler Insurance. Meghan and the team are refreshingly professional and easy to work with. I was with my previous insurance agency for two... years, but they were no match for Meghan at Hettler. She was able to find the same policy/coverage with a significantly lower premium (with the potential for even more savings after 90 days). Every one of the staff is courteous, attentive, and helpful. Thanks Meghan and everyone at Hettler!read more

Ron Hettler and his staff are the best. I have used Ron for personal and business insurance for 20+ years, with no regrets. Recently he helped me sign up for Medicare supplemental insurance. We spent a good hour going... over the endless inane paperwork, even though I know his compensation for this is next to nothing. Good people, good insurance.read more

"CAN I PUT ALL MY RENTAL PROPERTIES ON ONE POLICY?" — the question every Texas landlord, multi-site business owner, and commercial property manager eventually asks. The answer is YES, and it has a name: BLANKET INSURANCE. Ron Hettler, CIC (Certified Insurance Counselor) breaks it down:📋 WHAT IS BLANKET INSURANCE?A single policy that covers MULTIPLE properties or assets under ONE combined limit — instead of assigning a separate dollar cap to each location. When a loss hits any covered site, the FULL POOLED LIMIT is available to pay it. Not just the amount originally assigned to that address.🎯 BLANKET vs SCHEDULED — THE CORE DIFFERENCE• SCHEDULED policy: each property gets its own fixed limit. Warehouse listed at $1.5M suffers $2M in damage → insurer pays $1.5M. The $500K gap is YOUR problem.• BLANKET policy: same $2M loss gets paid IN FULL, as long as it fits within the total blanket limit and no margin clause restricts it. Funds aren't locked to individual locations.🏘️ WHO ACTUALLY NEEDS BLANKET COVERAGE?• Business owners with warehouses, retail locations, or offices across multiple addresses• Residential landlords with rentals spread across a city or region• Commercial real estate managers overseeing mixed-use or multi-building complexes• Contractors & developers with equipment/materials at rotating job sites• Real estate investors with diversified portfolios where property values shift✅ THE ADVANTAGES• Eliminates underinsurance risk at any single location — the FULL limit is available for one loss• Simplifies admin — one document, one renewal, one set of endorsements• Flexible when values shift or new properties are added mid-term• Protects against catastrophic single-site losses⚠️ THE DISADVANTAGES (READ THIS BEFORE YOU BUY)• Premiums generally HIGHER than scheduled policies• Coinsurance thresholds run 90%-100% (vs. 80% standard on scheduled) — precise valuations required on EVERY covered asset• MARGIN CLAUSES can cap per-site payouts to a set % above each location's listed value — even within the blanket limit• Under-report ONE property's value → coinsurance penalty applies to the WHOLE portfolio🚨 THE #1 BLANKET INSURANCE TRAP — MARGIN CLAUSESEven if your blanket limit is $10M, a margin clause might cap any single-location payout at, say, 115% of that location's Statement of Values (SOV) figure. If your warehouse SOV is $1M but you actually need $1.8M to rebuild, you get $1.15M — and the rest is on you. Check your policy language BEFORE a loss, not after.🚨 THE #2 TRAP — COINSURANCE PENALTIESBlanket policies demand 90%-100% valuation accuracy across ALL covered property. Under-report any one property's replacement cost and the coinsurance penalty applies proportionally to EVERY claim you file. One outdated appraisal can quietly hollow out your entire policy.📝 HOW TO PURCHASE BLANKET INSURANCE THE RIGHT WAY1. Compile a Statement of Values (SOV) — every property, every address, current REPLACEMENT COST (not market value, not tax-assessed value)2. Total your insured value and confirm it hits the coinsurance threshold (90% or 100%)3. Ask about MARGIN CLAUSE terms — how they'd affect a large single-site loss4. Compare carriers through an INDEPENDENT agent with access to multiple markets5. Review policy language on coinsurance, margin clauses, and covered perils BEFORE binding💡 PRO TIP FROM RON"Before choosing blanket coverage, ask your agent to run a coinsurance penalty calculation using your current property values. A small valuation gap can produce a large reduction in your claim payout — and knowing that number upfront changes the conversation entirely."🏆 HOW HETTLER HANDLES BLANKET POLICIES30+ carriers = real comparison shopping. We build your Statement of Values, verify each location against current West Texas replacement costs, flag margin clause language BEFORE you sign, calculate your coinsurance exposure, and review SOVs at every renewal — so when a claim hits, the pooled limit actually shows up.Get Better. Hettler Insurance Agency
"WHICH INSURANCE AGENT SHOULD I HIRE?" — the question every Texas homeowner wrestles with, and the one that costs the most money when you get it wrong. Ron Hettler, CIC (Certified Insurance Counselor) walks you through the exact vetting process we recommend for Lubbock and West Texas homeowners:🪪 STEP 1 — VERIFY THE LICENSE FIRST (BEFORE ANYTHING ELSE)Before you talk price, coverage, or carriers, verify the agent is actually licensed in Texas:• Call the Texas Department of Insurance Help Line: 800-252-3439• Or use the TDI online license lookup at tdi.texas.gov• Check license status, complaint history, AND disciplinary actions• A valid license = authorized to sell. It does NOT confirm your policy was actually issued — that is a separate verification with the carrier.🎯 STEP 2 — CAPTIVE vs INDEPENDENT — THIS IS THE BIG ONE• CAPTIVE agent — represents ONE carrier only. State Farm, Allstate, Farmers, etc. If that one carrier gets expensive or non-renews you, they can't quote you anywhere else. You're stuck.• INDEPENDENT agent — represents 20-50+ carriers. Quotes multiple companies. Places you with the best-fit carrier for YOUR property, YOUR loss history, YOUR risk profile — and moves you if the market shifts. In West Texas, where wind & hail claims spike and carriers routinely non-renew, independent = protection. Captive = risk.❓ STEP 3 — THE 3 MUST-ASK INTERVIEW QUESTIONSAsk these three questions on your first call. They reveal credentials, options, and post-sale advocacy in under 5 minutes:1. "What is your Texas license number?" (Then verify it on TDI.)2. "How many carriers do you represent?" (One = captive. Multiple = independent.)3. "Walk me through what happens when I file a claim." (Do THEY advocate for you with the adjuster, or do you fight the carrier alone?)📍 STEP 4 — EVALUATE LOCAL KNOWLEDGE + SERVICE• Do they understand West Texas wind & hail deductibles (flat $ vs %)?• Have they written policies in your zip code, on homes like yours?• Do they know which local roofing contractors carriers accept?• Can they walk you through Lubbock-specific rebuild costs?• Will they answer their own phone when a storm hits — or route you to a call center?🔎 STEP 5 — CHECK THEIR REPUTATION• Google reviews (look at the 3-star reviews, not just the 5's — they're the most honest)• BBB rating and accreditation status• TDI complaint database (cross-reference their name AND their agency name)• Ask for references from past clients — real agents will hand you three names in about ten seconds🚨 THE 5 SIGNS YOU HAVE THE WRONG AGENT1. Only represents one carrier (captive) in a market that non-renews2. Won't share their license number or won't answer the "how many carriers" question3. Vanishes after the sale — the claims call goes to a call center4. Can't explain your Dec Page in plain English5. Never reviews your policy at renewal — just auto-renews and hopes you don't notice🏆 WHY THIS MATTERS FOR TEXAS HOMEOWNERSInsurance isn't a piece of paper — it's a relationship you activate when your roof is gone, your kitchen flooded, or your car is totaled. The agent you picked when you were healthy and dry is the agent you're going to be calling when everything's on fire. Pick accordingly.🏆 HOW HETTLER FITS THIS CHECKLIST• Fully licensed in Texas (TDI-verifiable, ask for our numbers)• Independent — 30+ top-rated carriers• Ron & Meghan Hettler, both CIC (Certified Insurance Counselors)• Family-owned Lubbock agency, 30+ years — we know West Texas rebuild costs, roofing contractors, and wind & hail carriers• A+ BBB, 4.5-star Google• When you file a claim, WE go to bat with the adjuster — not a call centerRead the full guide: hettlerinsurance.com/2026/09/15/choosing-the-right-insurance-agent-a-texas-homeowners-guide/ 📞 (806) 798-7800📍 4720 S Loop 289, Lubbock, TX 79414#TexasInsurance #IndependentAgent #HomeInsurance #Lubbock #WestTexas #HettlerInsurance #CIC #GetHettler 🪪 ... "MY HOME INSURANCE JUST AUTO-RENEWED" — and that is exactly why so many Texas homeowners overpay by $400 to $1,500 a year and end up underinsured when a storm hits. Ron Hettler, CIC (Certified Insurance Counselor) walks you through the renewal season game plan we use with our own clients:🏠 YES, YOUR POLICY AUTO-RENEWSTexas law requires your carrier to send a renewal notice 30-60 days before your policy expires. Most homeowners glance at the new premium, sigh, and do nothing. That silence is the auto-renewal. And it's costing you money AND coverage.📋 STEP 1 — GATHER THE FOUR DOCUMENTS• Your current Declarations Page (Dec Page)• The renewal notice / new Dec Page from your carrier• Any endorsements added mid-year (roof, jewelry rider, home business, etc.)• A list of home improvements since your last renewal🔍 STEP 2 — EVALUATE YOUR EXISTING COVERAGEBefore you even think about shopping, verify the current policy is right:• Dwelling limit (Coverage A) — does it reflect TODAY's rebuild cost, not what you paid for the house?• Wind & hail deductible — flat $ amount OR a % of Coverage A? (This is HUGE in West Texas.)• Personal property (Coverage C) — enough for a total loss?• Loss of Use (Coverage D) — enough for 6-12 months of alternate housing?• Liability (Coverage E) — $300K minimum, $500K+ preferred• Water backup, service line, ordinance & law endorsements — do you have them?• Roof coverage — Actual Cash Value (depreciation) vs Replacement Cost?🗓️ STEP 3 — THE 21-DAY SHOPPING WINDOWThis is the single most valuable piece of advice in this guide: START COMPARING QUOTES EXACTLY 21 DAYS BEFORE YOUR RENEWAL DATE. Not 60. Not 7. TWENTY-ONE.Carrier pricing algorithms in Texas reward quotes bound inside that window and penalize quotes bound outside of it. Shop too early — rates are inflated. Shop too late — rates are inflated PLUS you're now a lapse risk. 21 days = sweet spot.🏗️ STEP 4 — REPORT YOUR HOME IMPROVEMENTSCarriers don't automatically know you:• Replaced the roof (this alone can drop your premium 10-30%)• Installed a monitored security or fire system• Updated the electrical panel, plumbing, or HVAC• Added impact-resistant windows or a wind mitigation upgradeYou have to TELL them. Provide invoices and dates. Discounts don't apply themselves.⚠️ STEP 5 — HANDLE POLICY CHANGES + FINALIZE IN WRITING• All coverage changes go through a formal endorsement — verify in writing• If you switch carriers, get the new policy BOUND and effective before the old one cancels• NEVER stop paying to "cancel" — that creates a lapse on your record and hurts future rates• Formal written cancellation only🚨 THE 5 RENEWAL MISTAKES THAT COST TEXANS THE MOST1. Letting it auto-renew without a coverage review2. Shopping the day before or the day after — pricing punishes both3. Not updating dwelling limits to current rebuild cost (construction costs are UP)4. Failing to disclose home improvements = no discounts5. Stopping payments instead of formally canceling = lapse on file + damage to credit🏆 HOW HETTLER HANDLES YOUR RENEWALWe run the 21-day window for you across 30+ top-rated carriers, verify your dwelling limit against real Lubbock rebuild costs, catch missing endorsements BEFORE the storm hits, apply every eligible discount for improvements you made, and finalize every change in writing — so you're not doing insurance alone at renewal season.Get Better.
