Ron Hettler, CIC (Certified Insurance Counselor) walks you through the renewal season game plan we use with our own clients:🏠 YES, YOUR POLICY AUTO-RENEWSTexas law requires your carrier to send a renewal notice 30-60 days before your policy expires. Most homeowners glance at the new premium, sigh, and do nothing. That silence is the auto-renewal. And it's costing you money AND coverage.📋 STEP 1 — GATHER THE FOUR DOCUMENTS• Your current Declarations Page (Dec Page)• The renewal notice / new Dec Page from your carrier• Any endorsements added mid-year (roof, jewelry rider, home business, etc.)• A list of home improvements since your last renewal🔍 STEP 2 — EVALUATE YOUR EXISTING COVERAGEBefore you even think about shopping, verify the current policy is right:• Dwelling limit (Coverage A) — does it reflect TODAY's rebuild cost, not what you paid for the house?• Wind & hail deductible — flat $ amount OR a % of Coverage A? (This is HUGE in West Texas.)• Personal property (Coverage C) — enough for a total loss?• Loss of Use (Coverage D) — enough for 6-12 months of alternate housing?• Liability (Coverage E) — $300K minimum, $500K+ preferred• Water backup, service line, ordinance & law endorsements — do you have them?• Roof coverage — Actual Cash Value (depreciation) vs Replacement Cost?🗓️ STEP 3 — THE 21-DAY SHOPPING WINDOWThis is the single most valuable piece of advice in this guide: START COMPARING QUOTES EXACTLY 21 DAYS BEFORE YOUR RENEWAL DATE. Not 60. Not 7. TWENTY-ONE.Carrier pricing algorithms in Texas reward quotes bound inside that window and penalize quotes bound outside of it. Shop too early — rates are inflated. "ADDITIONAL INSURED" — one of the most misunderstood phrases in commercial insurance, and the one that costs Texas businesses the most money when contracts go sideways. Ron Hettler, CIC (Certified Insurance Counselor) breaks it down for owners, contractors, subcontractors, landlords, and tenants:📋 WHAT IS ADDITIONAL INSURED, PLAIN ENGLISHAn additional insured (AI) is a person or business added to SOMEONE ELSE'S liability policy by endorsement, so they get coverage for claims tied to that named insured's work. They don't own the policy. They don't pay the premium. They get named on the endorsement — and only then do they actually have coverage rights.✅ WHAT AI STATUS ACTUALLY GETS YOU• Access to defense costs under the named insured's policy• Access to settlement payments for claims tied to the named insured's work• Claims stay on the named insured's loss history — NOT yours• Your own premiums are protected🚨 CERTIFICATE HOLDER vs ADDITIONAL INSURED — THE #1 CONFUSIONA CERTIFICATE OF INSURANCE ≠ ADDITIONAL INSURED STATUS. This is the mistake that ends careers.• A certificate of insurance is a piece of paper that says "yes, a policy exists"• A certificate HOLDER has NO coverage rights — none, zero, nothing• Actual additional insured status requires a POLICY ENDORSEMENT (typically CG 20 10, CG 20 26, CG 20 37, or a manuscript form)• If you accept a COI without the endorsement attached, you have proof of insurance and ZERO coverage under it📃 NAMED INSURED vs ADDITIONAL INSURED vs CERTIFICATE HOLDER• NAMED INSURED — the policyholder. Pays the premium. Owns all coverage rights.• ADDITIONAL INSURED — added by endorsement. Gets limited coverage for claims arising from the named insured's operations.• CERTIFICATE HOLDER — just a party being informed a policy exists. No coverage. Ever.🏗️ WHO USUALLY REQUIRES AI STATUS IN TEXAS• General contractors requiring it from EVERY subcontractor• Landlords requiring it from tenants (retail, restaurant, industrial leases)• Property owners requiring it from any contractor working on-site• Cities/counties requiring it from vendors and event operators• Clients requiring it from consultants and service providers⚠️ THE COMMON AI TRAPS THAT COST TEXAS BUSINESSES REAL MONEY1. Accepting a certificate of insurance and calling it a day — no endorsement = no coverage2. Endorsement issued for "ongoing operations" only — no coverage for completed work3. Endorsement lists the wrong entity (parent company, DBA, or trade name mix-up)4. Endorsement expires but the contract keeps going (renewals not enforced)5. Primary and non-contributory language MISSING — your policy still pays first6. Waiver of subrogation MISSING — your carrier can still come after them7. AI status granted, but the underlying policy has ridiculous exclusions📝 HOW TO ACTUALLY ADD AN ADDITIONAL INSURED (the right way)1. Contract clearly requires AI status, primary and non-contributory, and (usually) waiver of subrogation2. Named insured requests the endorsement from their carrier — in writing, before work begins3. The endorsement is issued naming the exact legal entity that needs to be covered4. The AI party receives a COPY of the endorsement (not just the COI)5. AI status is verified at each renewal — expired endorsements = expired coverage🚨 WHY THIS MATTERS FOR YOU (Texas business owners)Every construction defect claim in Texas. Every slip-and-fall in a leased space. Every subcontractor injury. Every vendor screwup at a retail location. They ALL trace back to the AI endorsement — or the absence of one.The lawsuit lands on the GC. The GC tenders to the sub's carrier. If the AI endorsement is right, coverage flows through.
