Every insurance claim you'll ever file has a NUMBER that comes out of your pocket first. That's your deductible. And most Texas homeowners have never thought carefully about theirs — until the claim shows up.Ron Hettler, CIC (Certified Insurance Counselor) walks Texas homeowners through what a deductible actually does, why higher deductibles don't always mean bigger savings, and how to pick a number that won't hurt when you need to use it:💰 What a deductible actually isThe amount YOU pay out of pocket before the insurer pays anything. It shares risk between you and the insurance company AND discourages small nuisance claims. Every deductible on your policy is a small financial exposure you've agreed to accept.📊 Fixed vs. percentage-based deductibles (the West Texas trap)• FIXED DOLLAR — $500, $1,000, $2,500. Auto policies use these almost exclusively.• PERCENTAGE-BASED — 1% or 2% of your dwelling limit. The one most Texas homeowners get caught by on wind/hail claims. A $350,000 home with a 2% wind/hail deductible = $7,000 out of pocket before ANY hail claim pays.If your policy lists something like "2%" on a coverage, do the math BEFORE the next storm.📅 Per-incident vs. annual deductibles• Auto and homeowners = PER-INCIDENT. You pay it EVERY claim. Two hailstorms in one year = two deductibles.• Health insurance = ANNUAL. Resets each policy year no matter how many visits.• Some Texas policies now offer "annual aggregate" wind/hail deductibles — one payment covers all wind/hail losses in the year. Worth asking about.📈 Higher deductible = lower premium — but not proportionallyDoubling your deductible does NOT cut your premium in half. It's typically a 15-25% reduction. Push it too high and you're saving $300/year to expose yourself to a $10,000 hit. Do the math on how many years of "savings" it would take to recover a single deductible.🧮 The right deductible = what you can pay TODAY without borrowingNot what fits your ideal premium. Not what your neighbor has. Not what the agent quoted first. Look at your emergency fund. If you can write the deductible check from savings tonight without a HELOC or credit card, that's your ceiling.⚠️ Not every coverage has a deductible• Auto LIABILITY — no deductible (you're not paying yourself; the insurer pays the other driver)• Auto COLLISION and COMPREHENSIVE — deductible applies• Homeowners PROPERTY — deductible applies• Homeowners LIABILITY — usually no deductible• Umbrella — no deductible on the umbrella itself, but the underlying policy's deductible applies firstGet Better. Ron Hettler, CIC (Certified Insurance Counselor) explains why endorsements deserve more attention than any other page in your file:📎 What an endorsement actually isA formal, written modification to your existing policy that adds, removes, or changes coverage. Endorsements take effect immediately and control over the base policy contract when there's a conflict. This is the ONLY way to legally change what your policy covers — verbal promises, emails, and Certificates of Insurance do not.📄 Common Texas HOMEOWNER endorsements• Water backup and sump overflow — standard policies EXCLUDE this ($30-$75/yr; a $15,000-$25,000 claim otherwise on you)• Scheduled personal property — raises the sublimit on jewelry, firearms, art, cameras, collectibles above the tiny default cap• Ordinance or law — pays the extra cost of rebuilding to CURRENT Texas building code (huge on older Lubbock homes)• Identity theft — legal fees, credit monitoring, lost wages ($20-$50/yr)• Personal injury — extends liability to slander, libel, invasion of privacy• Service line — repairs to buried water, gas, or electric lines you own🏢 Common Texas COMMERCIAL endorsements• ADDITIONAL INSURED — legally extends liability to a client, landlord, or GC named in a contract. Anything above the limit is YOUR money. Simple. And devastating when it's wrong.🔢 The 4 types of limits on your policy1. PER-OCCURRENCE — the cap for ONE incident (one fire, one theft, one liability claim)2. AGGREGATE — the TOTAL cap for the entire policy period across all claims3. SUBLIMITS — smaller caps within your policy for specific categories (jewelry, firearms, electronics, cash, business property)4. SINGLE LIMITS — one combined cap covering multiple types of damage in a single claimThe trap that catches most Texans is SUBLIMITS. Your policy may show a $300,000 personal property limit — but a $2,500 sublimit on jewelry. A stolen wedding ring worth $8,000 pays out $2,500. That's not a claim denial. That's your sublimit doing its job.🏠 Dwelling limit = rebuild cost, NOT market valueYour dwelling limit should match what it costs to REBUILD your home in today's construction market — lumber, labor, permits, code upgrades — not what it would sell for or what you paid for it.
